Let Your Buyers Write Their Offer

I’ve heard some interesting discussions with agents lately as they talk about buyers wanting to come in low on offers. Their initial reaction is to get upset and push back.
It’s as if they feel like it’s our job as agents to determine if it’s a buyer or seller’s market and how the whole process should go.
But news flash. It isn’t. It’s up to buyers and sellers to determine the market. We can guide them on an approach to best support their needs, but after years of literally giving sellers everything they could have ever wanted and then some, can you blame a buyer for wanting to negotiate the price?
There is a lot of fear going on with agents right now. We as agents seem to be more afraid about what’s going to happen next than our clients do. They just want to move and get on with their lives. Where as agents are seeing their lives and careers play out in front of them and are wondering if they have what it takes.
Take a deep breath. Loosen your grip on ‘how things are supposed to go’, and show up ready for the adventure. Negotiating (something we haven’t done for years) can actually be pretty fun. And for the record, there are some Sellers out there who would be more than happy to start the conversation with a buyer, even at a lower price.
Yes, you are going to need to change your approach with how you present offers to listing agents. Your strongest features will probably not be your price and lack of contingencies. But there will be other things that make your offer great and a reason for the seller to get excited about working with you.
So write the offer, learn to negotiate, and have some fun. You might be surprised how many of the offers actually come together.
